Pre-purchase Reports in the ACT
The Civil Law (Sale of Residential Property) Act 2003 requires a vendor in the ACT to provide, amongst other things:
- A Building Inspection Report
- A Building Approvals (Compliance) Report
- A Pest Inspection Report
- An Energy Efficiency Rating (EER) Statement
The requirements for the Reports and Statement for the ACT are set out in the legislation and regulations at www.legislation.act.gov.au.
- Building Inspections are carried out by qualified and experienced Building Consultants to comply with Australian Standard AS 4349.1 - 1995. (However, in the ACT the Australian Standard is modified by regulations, so that minor faults such as leaking taps, exposed nail heads and peeling paint need not be reported).
- The Building Approvals (Compliance) Report provides an opinion as to whether or not the structures are substantially in accordance with the plans, and whether or not building approval is required under various Acts.
- Pest inspections are carried out by an independent Company employing only quali-fied and experienced Timber Pest Technicians.
- The EER Statement is prepared by an ACT registered FirstRate assessor.
Building Reports in NSW
NSW has no legal requirement for the vendor to provide Prepurchase Reports. The buyer is responsible to obtain the advice required to assist with the decision to buy or not. The advice recommended is usually to obtain Building and Pest Inspection Reports.
Building Consultants in NSW are required by legislation to be licensed. Peter Glen Constructions Licence No. is BC 649. It can be confirmed at the NSW Office of Fair Trading link at www.licencecheck.fairtrading.nsw.gov.au/licence-check.

- Building Inspection Report - $240
- Building Approval (Compliance) Report - $160, including $77.45 BEPCON fees for Conveyancing package.
- EER Statement - $180
- Pest Inspection Report - $245
- Other Services - Cost on application.
All costs include GST.

Other Services
Peter Glen Constructions provides further building inspection and reporting services, particularly special purpose reports to Australian Standard AS 4349.1. These reports include:

Building Reports on Commercial properties are undertaken by Peter Glen Constructions, to a maximum of three storeys high and a maximum area of 1,000 m.
